The subject property is located at 6368 <br /> North Sluetter Road and is 5.oi acres in size (5 ac is the minimum size). The subject <br /> property contains a dwelling, water well house, and a conforming sewer system. The area removed from the subject property would then be consolidated with <br /> the property to the south in order to resolve an encroachment issue. The remaining size <br /> of the subject property would be 4.67 acres and would be considered a non-conforming <br /> parcel, hence the variance request. All dimensional, density, and impervious surface <br /> coverage requirements would still be met. <br /> The applicant has submitted a metes and bounds subdivision application along with the <br /> adjacent property owner which will be reviewed later in the meeting. <br /> Applicable Regulations: The following regulations apply to this property: <br /> Section 17-5.6 RURAL RESIDENTIAL (RR) <br /> 3.
