Date: Dec 22,2011
To: Dawn Bittner, Zoning Administrator
4638 County Road 11
Pequot Lakes,MN 56472
From: Benson,Pamela R&Wayne H Fjerstad
2116 Schmidt Ct SE
Rochester,MN 55904
507-319-8494
Re:Variance request for a 5 foot setback to property line for proposed septic drainfield.
Parcel ID: 290344404DA0009
Hi Dawn
Pam and I are planning on building our retirement home on West Twin Lake in 2012. We
have owned the lot for over 10 years and it is located next to Pam's family on lot 8. The
recently passed ordinance revision, specifically the septic system setbacks matching the 75
foot building setback, significantly affected our building plans because of the pie shape of
our lot. We can modify our house plan to accommodate the 75 foot septic setback but find
it necessary to request to allow a 5 foot setback for the drainfield on the West side (non-lake
facing) property line. The changing of the setback moved the drain field directly into the
building area, significantly narrowing the non-lake facing side of the house site. The
narrowing of the building envelope on the non-lake side makes it very hard to build a
workable dwelling. The 5 foot variance was also recommended by a drainfield contractor,
who stated there were no negative aspects to such a request. Moving the setback to 5 feet
closer to the property line will have no environmental impact. The neighboring lot will not
be affected, since their house, well, and drainfield is located on the far side of the adjacent
lot. The neighboring area adjacent to the property line is not maintained and mainly
consists of small brush and trees. I hope that our variance request will be honored and allow
us to proceed with building plans in 2012.
regards,
Wayne

Waynestad
90,4, 9 2V"7 -
Pamela R Benson
