COUNITY <br /> CrR® r <br /> INSTITUTE <br /> Toll Free 866.900.3064 Fax 866.924.1928 <br /> February 2, 2012 <br /> Wayne Fjerstad&Pam Benson <br /> Re: Variance Application ii-4046 <br /> City of Pequot Lakes <br /> Dear Mr. Fjerstand&Ms. Benson, <br /> We have received your variance application to encroach a sewage treatment system <br /> within the 10 foot setback requirement for your property located on Pine Cone Lane. <br /> The application will be reviewed by the Planning Commission at 6:30 PM on <br /> February 16, 2012 at the Pequot Lakes City Hall. <br /> In order for your application to be approved, the Planning Commission must determine <br /> that you (the applicant) establish that there are "practical difficulties" in complying with <br /> the Zoning Ordinance. <br /> Because there appears to be adequate space for the sewer system to be constructed <br /> within the building envelope, we find it highly unlikely that the Planning Commission <br /> will approve the application. <br /> We suggest that you submit a detailed site plan showing the location of the future <br /> dwelling and the proposed SSTS. The plan should illustrate why a future dwelling and <br /> the proposed SSTS cannot both meet the required setbacks. <br /> Our recommendation to the Planning Commission will be to table the application until <br /> the site plan is submitted.
