Box 458 <br /> Hopkins,MN 55343-0458 <br /> Re: Subdivision Application <br /> City of Pequot Lakes <br /> Dear Mr. Cambre, <br /> We are returning your subdivision application for the property located 28940 County <br /> Road 107 and PID 2902333ooCBAoo9 because we have deemed it to be incomplete. <br /> The following items need to be addressed/completed before the City can accept the <br /> application. <br /> 1) Subsurface Sewage Treatment System. The proposed property line divides the <br /> underground sewer system, leaving it on both of the proposed properties. Even <br /> though the system is underground, it is still considered a "structure" and must <br /> meet all the setback requirements of the Commercial Zone. If the existing sewer <br /> system encroaches the sideyard setback, a variance will be required. An <br /> easement agreement may also be needed if the sewer system crosses the <br /> proposed property line. <br /> 2) Walkway. From looking at the aerial image, there appears to be a covered <br /> walkway connecting the two buildings. The covered walkway is considered a <br /> "structure" therefore, would need to meet the sideyard setback requirements. If <br /> the existing walkway encroaches the sideyard setback or the proposed property <br /> line, a variance will be required. An easement agreement may also be needed if <br /> the walkway crosses the proposed property line. <br /> 3) Access. The subject property has frontage on Minnesota Highway 371 but is <br /> accessed from County Road 107. The proposed parcels each have frontage on <br /> Highway 371 but only the"South Tract"has access to County Road 107. We have <br /> requested Mn/DOT's input regarding future access to the "North Tract" from <br /> Highway 371. <br /> 4) Legal Descriptions. The legal descriptions of the "North Tract" and the "South <br /> Tract" need to be provided.
