City of Pequot Lak6s November 16, 2012 Donald Babinski 30637 Olson Street Pequot Lakes, MN 56472 RE: Conditional Use Permit for an Apartment Building Dear Mr. Babinski: Please be advised that on November 15, 2012,the Planning Commission approved your Conditional Use Permit based on the following findings of fact: 1. The proposed development, with conditions, is an appropriate conditional use in the Light Industrial Zone. 2. The proposed use conforms with the Comprehensive Plan as it is intended for residential purposes. 3. The neighborhood surrounding the subject property consists of high density residential, commercial, and light industrial uses. The proposed use is compatible with the surrounding neighborhood. 4. The proposed use, with conditions, will not be injurious to the public health, safety, welfare, decency order, comfort, convenience, appearance, or prosperity of the City. 5. The proposed use will not be injurious to the use and enjoyment of surrounding property. 6. The proposed use,with conditions, will not impede the normal and orderly development and improvement of surrounding vacant properties. 7. The proposed use will utilize the existing sanitary sewer and water utilities in the area and although there will be increased traffic on Olson Street the public cost for facilities and services for the proposed development will not be detrimental to the economic welfare of the community. 8. The proposed use will be accessed by a private drive. 9.
