COMMUNI'T'Y' a,y Of <br /> 01ROW TH P Ott <br /> INSTITUTE Lakes-- <br /> OLD BUSINESS-GATEWAY DISCUSSION <br /> Background Information: The Planning Commission should discuss the "vision" for <br /> the "Gateways" into Pequot Lakes. This meeting, particular focus should be given to <br /> CSAH ii since it may be reconstructed in the near future. <br /> Future land use <br /> The Future Land Use map identifies the area surrounding the CSAH 11/new TH 371 <br /> intersection as "Rural Residential," "Agriculture," "Recreation," and other low intensity <br /> uses. Closer to the city the future land use switches to higher intensity uses such as <br /> "Commercial," "Urban/Rural Transition," etc. Once CSAH ii is reconstructed, it will be <br /> the primary access to the city. The City should plan for the land use to switch along the <br /> entire corridor from one of generally"low intensity"to one that is"higher intensity." <br /> Design <br /> It's important to remember the primary function of this segment of CSAH ii is to <br /> provide a framework for capturing value from the local land use pattern. The primary <br /> function is not moving traffic at speed. East of the future TH 371 alignment,the primary <br /> function becomes moving traffic at speed-it is important that this corridor remain a safe <br /> and efficient highway for high-speed automobile travel—but west of the future <br /> intersection,the movement of traffic at high speeds is counterproductive. <br /> The Planning Commission should discussion general design components for the <br /> corridor.
