COMMUNITY c ly ej
C,
ROwi PegUot
F1
INSTITUTE Lakes_
We recommend that both of the rezoning requests be approved without any conditions.
*It should be noted the original subdivision and rezoning applications for the subject
property contained only two parcels. "Tract B" and the "Remainder Tract" were
combined as one io acre parcel with two zoning classifications (Rural Residential and
Commercial). Staff recommended to the property owner that in order to resolve some of
the issues with the property, those two parcels should be separate. Staff informed the
property owner it would be difficult for the City to approve a newly created single lot
with two zoning classifications and with a public road dividing it. We informed the
property owner the suggested configuration may be achieved via the metes and bounds
subdivision process with approval from the Planning Commission.
Pequot Lakes Staff Report 4(c)-5
April 18,2013
