P City Of equot � Lakes July 2, 2013 Patricia Dittes PO Box 247 Pequot Lakes, MN 56472 Re: Metes and Bounds Subdivision Request Dear Mrs. Dittes : Please be advised that on June 27, 2013 the Planning Commission approved your metes and bounds subdivision request based on the following Findings of Fact: 1. The subject property is located at 31343 North Oak Street and is zoned Shoreline Residential. 2. Both of the proposed tracts meet the requirements of the Shoreline Residential Zone. 3. "Tract A" contains a conforming single family dwelling and two conforming accessory structures. "Tract B" contains an existing dwelling, two conforming accessory structures and a pre-existing water oriented structure that is located within the lake setback. 4. Both of the proposed tracts contain conforming private sewer systems. "Tract A" contains a deep water well and "Tract B" contains a shallow water well. 5. The property is suitable in its natural state for the intended purpose and this lot split would not be harmful to the health, safety, or welfare of future residents or of the community. 6. The proposed subdivision will increase the number of properties on the Sibley Lake but will not significantly increase the demand for water-based recreation as the number of dwellings is not increasing. 7. The proposed lot layouts meet the requirements of the ordinance. 8. The proposed side lot lines are radial to the lakeshore and parallel to the existing property line of the adjacent property. 9. Each of the proposed parcels contains more than 33-feet of frontage on public right-of-way. 10.
