The Minnesota Shoreland Rules clearly state that the minimum width for a newly <br /> created parcel on a "GD" Lake is loo ft. The subject property may be subdivided into <br /> three conforming lots. We cannot recommend approval of the application since the <br /> property may be subdivided within the confines of the code. <br /> If the Board of Adjustment approves the application by determining there are practical <br /> difficulties in complying with the Ordinance, the draft findings of fact should be <br /> amended to support that decision. <br /> *The property owner stated in the application that if the property is not allowed to be <br /> subdivided into four parcels, they may pursue dividing it via P.U.D. with the possibility <br /> of constructing an R V campground. It should be noted that neither of those options are <br /> viable as the minimum width requirement for a P.U.D. is 400 ft and the minimum area <br /> requirement for an RV campground is io acres.
