EXISTING CIC PLAT SUMMARY OF WILDERNESS RESORT COMMON INTEREST COMMUNITY NO. 1079 I. Lots. A. 64 Lots 1. Eleven lots with single detached villa townhome units (Lots 12-22) 2. Forty twinhome lots 3. Three triplex lots 4. The Clubhouse with an indoor pool, sauna, spa, fitness center and game room(Lot 61) 5. The new lodge(to be built): Lot 62 6. Employee housing,meeting rooms and guests rooms (Lot 63) 7. Common Area: Lot 64 II. Densities. All Residential Base Density calculations including (by Tier) Suitable Area, Allowable Building Coverage and Building Coverage are shown on the plat drawing attached as Exhibit A(the"Existing Plat"). III. Impervious. All Impervious Coverage calculations including (by Tier) Suitable Area, Allowable Impervious Coverage and Impervious Coverage are shown on the Existing Plat. IV. Docking System. The Existing Plat provides for three docking systems with a total of 40 slips (with a maximum of 20 covered boat lifts per the provisions of the CUP): A. System 1: 10 slips. Dock dimensions: 60 feet in length, 125 feet wide B. System 2: 12 slips. Dock dimensions: 140 feet in length, 150 feet wide C. System 3: 18 slips. Dock dimensions: 125 feet in length, 225 feet wide The docking systems have been and will continue to be installed in the locations shown on the plat, which locations were approved by the DNR at the time of the original plat approval, with the installations to be completed in such a fashion to achieve the least amount of damage to aquatic vegetation in the areas of installation. The Wilderness platted property has 2651 feet of shoreline of which approximately 2100 feet has aquatic vegetation extending from the shoreline and approximately 2433 feet of natural vegetation in the shoreland impact zone. V. Beach. The Existing Plat provides for one beach of approximately 140 feet in width, with the boat launching ramp located on the south side of the beach. 1
