City Of <br /> Pequot <br /> Lalzes <br /> November 7, 2014 <br /> Wilderness Resort Villas, LLC <br /> 1472 White Oak Drive <br /> Chaska, MN 55318 <br /> Re: Final Plat—Wilderness Resort Villas,Third Amended <br /> Dear Mr. Steffens: <br /> Please be advised that the Pequot Lakes City Council approved the Final Plat for <br /> Wilderness Resort Villas, LLC, Common Interest Community #1079, Third Amended, <br /> on October 7, 2014,based on the following Findings of Fact: <br /> 1. There were no conditions of approval for the preliminary plat other than those included <br /> with the March 20, 2014 CUP approval. The applicant has complied with the applicable <br /> conditions of the conditional use permit that were required to be completed before final <br /> plat approval. Specifically, in reference to the Conditional Use Permit approval of March <br /> 20, 2014,we find the following: <br /> a. Conditions numbered one through four apply to the lodge building and are not <br /> applicable to the final plat process. <br /> b. Condition number five applies to the docking systems and does not apply to the <br /> final plat process. <br /> c. Conditions six through 15 pertain to the beach and "picnic" areas. The design of <br /> the beach and "picnic" area conforms with the approved conditions. Stormwater <br /> management plans have been updated to include a berm and drainage area north <br /> of the beach area. <br /> d. Conditions 16 and 17 pertain to the relocation of the boat ramp and are not <br /> applicable to the final plat process. <br /> e. Conditions 18-21 pertain to the road in the shore impact zone and do not <br /> specifically apply to the final plat process. <br /> f. Condition 22: A vegetation/screening plan has been submitted. It must be <br /> approved by the Planning Commission before construction activities commence. <br /> g. Condition 23: A lighting plan has been submitted. It must be approved by the <br /> Planning Commission before construction activities commence. <br /> h.
