COMML7NITY <br />(iritOW'1`�� <br />INSTITUIE <br />COUNCIL REPORT <br />Application: Rezoning from Shoreline Commercial to Shoreline Residential <br />Applicant: Patrick Smith <br />�`iry of <br />I'`��quot <br />��kes �� - <br />Background Information: The applicant is proposing to rezone the property located <br />at 3082� Pequot Boulevard from "Shoreline Commercial" to "Shoreline Residential." <br />The subject property is approximately 4.2� acres and is located adjacent to Sibley Lake <br />(General Development Lake). <br />The property contains a principal structure with an attached deck that encroaches into <br />the bluff setback requirement and a conforming accessory structure. The subject <br />property is not adjacent to public sewer or water. The adjacent properties located to the <br />north and south of the subject property are both zoned "Shoreline Residential" while the <br />properties located east of the subject property are zoned, "Urban Residential." The <br />future land use map identities the subject property as, "Shoreline Residential." <br />City Council Direction: The City Council may approve the rezoning request, deny the <br />rezoning request, or table the application for further review. Findings of fact should be <br />cited if the decision is for approval or denial. <br />Planning Commission Recommendation: <br />The Planning Commission recommends the rezoning application be approved based on <br />the following findings of fact.
