Planning Commission Member Hallan stated Condition Number 2 should be <br />changed to "All hazardous waste from servicing automobiles shall be stored and <br />disposed of properly according to State regulations." In addition, Condition <br />Number �, strike the first 5 words. Planning Commission Member Oraskovich <br />concurred. <br />Mr. Burslie stated the Zoning Ordinance requires all Commercial developments <br />to have a Vegetation and Screening Plan. Condition Number 8 requires the Plan <br />be submitted for approval. One year should be adequate to implement in the <br />spring, although it is up to the Planning Commission. Mr. Walberg stated there <br />are already trees between the highway and his business. Mr. Bu�slie stated that <br />they may be adequate, but the Plan needs to be submitted and approved by the <br />Planning Commission. <br />A motion was made by Planning Commission Member Oraskovich, seconded by <br />Planning Commission Member Hallan, to approve the Conditional Use Permit, <br />based on the following Findings of Fact <br />i. The conditional use permit request is for a used car dealership and <br />computer repair business on the property located at 2931� State Highway <br />371• <br />2. The subject property is zoned both "Shoreline Residential" and <br />"Commercial." The proposed commercial use of the property will occur <br />only on the commercially zoned portion of the subject property. <br />3. The current use of the property is for a used car dealership and a computer <br />repair business. <br />4. The existing computer repair business is ancillary to the other use of the <br />property. It does not have any employees or the retail sale of goods. <br />5. The used car dealership does not have any employees. <br />6. The proposed development, with conditions, is an appropriate conditional <br />use in the Commercial Zone. <br />�. The Future Land Use map identifies the subject property as "Rural <br />Residential." The proposed use is commercial in nature and is located in <br />a commercial corridor, adjacent to State Highway 371. <br />8. The neighborhood surrounding the subject property consists of <br />Commercial properties located to the north, south and east of the subject <br />property. There is "Shoreline Residential" property located to the west of <br />the subject property. A significant vegetative buffer separates the subject <br />property from the adjacent "Shoreline Residential" properties. The <br />proposed use, with conditions, is compatible with the surrounding <br />neighborhood. <br />9. The proposed use, with conditions, will not be injurious to the public <br />health, safety, welfare, decency order, comfort, convenience, appearance, <br />or prosperity of the City. <br />10.
