The property is 4.75 acres and <br /> is zoned"Commercial." The applicant is proposing to split the property into two tracts. <br /> Proposed "Tract A" is 1.84 acres and contains one structure measuring 32' x 64'. The <br /> principal structure is used for a commercial business. The subject property is not served <br /> by city sanitary sewer and water services. Proposed"Tract B"is 2.91 acres and is vacant. <br /> Both of the properties are adjacent to Bergquist Drive which is a public street although it <br /> is not identified as one on the image below. The applicant is proposing to utilize the <br /> existing driveway to access "Tract A."
