Pequot Lakes Staff Report 3 (a) - 1 <br />November 19, 2015 <br /> <br /> <br />PUBLIC HEARING <br /> <br />Application: Variance <br /> <br />Applicant: Richard German <br /> <br />Agenda Item: 3 (a) <br /> <br />Background Information: The applicant is requesting a Variance to exceed <br />the 20% impervious coverage limit in the Shoreline Residential District. The <br />subject property is located at 27480West Twin Lake Drive and is zoned Shoreline <br />Residential and is adjacent to West Twin Lake. West Twin Lake Drive encroaches <br />the north end of Lot 28 increasing the existing impervious coverage. <br /> <br /> <br /> <br />The applicant has submitted a Certificate of Survey and an Impervious Surface <br />Report. The existing total impervious surface area is 26%. The bituminous <br />surface of West Twin Lake Drive contained on this parcel is 2,336 square feet, or <br />7% of the total impervious surface. <br /> <br /> The applicant proposes to construct a 16’ X 24’ accessory structure, or an <br />additional 384 square feet. As an alternative for placing the structure on a <br />cement pad the applicant proposes the accessory structure would be built on <br />Sonotubes that would keep most of the floor joists off the ground. There would <br />be a ramped, front entrance and steps for a side entrance that would be on the <br />ground. The Sonotubes would allow water to flow under the floor area and air to <br />circulate. Applicant states there should be little or no stormwater that does not <br />percolate through the ground as a consequence of this shed. <br />
