<br />Pequot Lakes Staff Report 4(b) - 1 <br />April 16, 2015 <br /> <br /> <br />PUBLIC HEARING <br /> <br />Application: Ordinance Amendment Regarding the Transition <br />Residential Zoning Classification <br /> <br />Applicant: City of Pequot Lakes <br /> <br />Agenda Item: 4 (b) <br /> <br />Background Information: Last month the Planning Commission discussed <br />the minimum Buildable Lot Area for a Metes and Bounds Subdivision and the <br />maximum Accessory Structure Size allowed in the Transition Residential Zoning <br />Classification. Staff provided the following information: <br /> <br />The Total Lot Area – acres, minimum are: <br /> <br />Agriculture 20 Acres <br />Forest Management 10 Acres <br />Rural Residential 5 Acres <br />Transition Residential 10 Acres <br /> <br /> <br />Buildable Lot Area – square feet, minimum are: <br /> <br />Shoreline Residential 20,000 sf <br />Urban Residential <br />(sewered) <br /> <br />6,250 sf <br />Urban Residential <br />(unsewered <br /> <br />20,000 sf <br /> <br />* * * * * <br />Accessory Structure Size – maximum are: <br /> <br />Agriculture None <br />Forest Management None <br />Rural Residential 2,000 sf for first 2.5 acres 1,000 sf for each add’l 2.5 <br />acres <br />Transition Residential 1,280 sf for first 2.5 acres 640 sf for each add’l 2.5 <br />acres <br />Shoreline Residential 1,280 sf Plus deep lot allowances <br />Urban Residential 1,280 sf <br /> <br />There is disparity in the minimum lot area for the Transition Residential zone; <br />the Planning Commission may want to consider reducing the minimum lot area <br />from 10 acres to 5 acres.
