<br />Pequot Lakes Staff Report 7(c) - 1 <br />March 19, 2015 <br /> <br /> <br />NEW BUSINESS- Transition Residential Zone Discussion <br /> <br />Agenda Item: 7 (c) <br /> <br />Background Information: Staff has received several questions pertaining to <br />accessory structures and subdivisions in the Transition Residential Zoning <br />Classification. With the number of concerns Staff felt the City should examine <br />the requirements of that zone to determine whether or not an Ordinance <br />Amendment should be brought forward. <br /> <br />The purpose and intent of the Transition Residential zone is to provide a <br />residential zoning classification that serves as a medium-density buffer between <br />areas of higher-density (Urban Residential, DMU, etc.) and areas of lower- <br />density (Rural Residential, Agriculture and Forest Management). <br /> <br /> <br /> <br />Section 17-5.7 TRANSITION RESIDENTIAL (TR) <br /> <br />1. Purpose and Intent: To provide a residential zoning classification that <br />serves as a medium-density buffer between areas of higher-density and areas of <br />lower-density. The Transitional Residential zone may be utilized in some second- <br />tier shoreland areas and/or on the edge of the municipal utility service area. The <br />zone may or may not be served by municipal sewer and water but must be within <br />the projected utility service area. Development in this zone should facilitate <br />future utility extensions. <br /> <br />2. Compatibility: The Transitional Residential zone is compatible with and <br />may be established next to the Shoreline Residential, Urban Residential, <br />Downtown Mixed-Use, Commercial and Light Industrial Zones. The Transitional <br />Residential zone may be established next to the Rural Residential, Agriculture or <br />Forest Management zones so long as these zones do not surround the Transitional <br />Residential zone. The Transitional Residential zone should not be established <br />where the zones surrounding it all have similar density characteristics. <br /> <br />3. Lot, Use and Density Requirements. <br /> <br /> Lot Width - feet, minimum ......................................................................200 <br /> Buildable Lot Area, Metes and Bounds Subdivision - acres, minimum ....10 <br /> Buildable Lot Area, non-Metes and Bounds - acres, minimum ..................1 <br /> Residential PUD Maximum Density .......................................... 2 units/acre <br /> Setback, right-of-way, local streets - feet, minimum .................................50 <br /> Setback, right-of-way, collector and arterial streets <br /> - feet, minimum ..........................................................................................50 <br /> Setback, side - feet, minimum....................................................................25
