Pequot Lakes Staff Report 7(a) - 1 <br />January 15, 2015 <br />STAFF REPORT <br /> <br />Application: Metes and Bounds Subdivision <br /> <br />Applicants: Nancy Adams, Margaret Hendrickson and Bank of America, NA <br /> <br />Agenda Item: 7(a) <br /> <br /> <br />Background Information: The applicants are requesting a metes and bounds <br />subdivision for the properties located at 4784, 4840 and 4948 Olson Road. All three <br />parcels are zoned Rural Residential. <br /> <br />The “Adams Tract” is considered a non-conforming parcel because it is 4.8 acres in size <br />while 5 acres are required in the Rural Residential Zone. The property contains a single <br />family dwelling that encroaches on the side yard setback. This tract also contains a 40’ X <br />60’ metal building and an 8’ X 12’ accessory structure. The 8’ X 12’ accessory structure <br />encroaches on the side yard setback. This property contains a private sewer system and <br />water well. <br /> <br />The “Hendrickson Tract” is 9.55 acres in size and contains a single family dwelling that <br />encroaches on the side yard setback. This tract also contains a 24’ X 32’ barn, a 14’ X 14’ <br />and 8’ X 10’ accessory structures and an 8’ X 16’ run in. The 8’ X 10’ accessory structure <br />also encroaches the side yard setback. This property contains a private sewer system and <br />water well. <br /> <br />The “Bank of America Tract” is 5.40 acres in size and contains a single family dwelling, a <br />private sewer system and water well. <br /> <br /> <br /> <br />
