12.The future land use map identifies the subject property as <br />"Urban/Rural Transition." Rezoning the subject property to "Urban <br />Residential" is compatible with that classification. <br />4. Open Forum <br />None <br />5. New Business <br />5.1 Gardner/Makowsky Sketch Plan Review <br />Burshe reviewed the staff report. The applicants have requested a sketch plan review for <br />a potential plat to split an approximately ig acre parcel into seven residential lots. <br />The subject property is zoned "Commercial" however it is proposed to be rezoned to <br />"Urban Residential." A sketch plan review allows the developer an opportunity to present <br />their potential project and gather general"input/direction/feedback from the planning <br />commission prior to submitting their preliminary plat application. No formal motions or <br />decisions should be made as part of the sketch plan review process. The city engineer has <br />provided initial feedback included in the packet. <br />Mr. Gardner stated they will be requesting to vacate the cul-de-sac since it has never been <br />used by the general public or maintained by the city. There is currently a gate in place. <br />Chair Larson asked About the proposed new driveway accesses to Patriot Avenue. <br />Mr. Gardner stated they will be proposing two new shared accesses instead of four as <br />indicated on the city engineer's notes. <br />Chair Larson asked about the "unusable'space" notation on city engineer's notes. <br />Mr. Gardner stated that area is usable as there is adequate space for a shed or garage. <br />Commissioner Gonczy asked if applicants will develop the lots or sale them for <br />development. <br />Mr. Gardner stated he and Mr. Makowsky will retain the two west parcels and the other <br />lots would be sold, possibly for multi -family residential development. <br />General discussion on future growth corridor and possible future sewer/water/roadway <br />extension through the subject property south to Co Rd.168. Discussion about challenging <br />topography and lowland in that area.
