It
is our understanding that Corner Lot Development will be purchasing approximately 4 acres of land
between the planned route for Larsen Parkway and the Paul Bunyan Trail. Larsen Parkway is to be
extended just beyond the south side of Corner Lot Development's property, approximately 400 feet.
Widseth Scope of Work
For the above improvements, our corresponding scope of services is provided below.
1. We have conducted previous surveys in this area. However, we will need to make a new Gopher
State One Call, re-establish horizontal and vertical field control, collect field information, and
prepare an updated property base map.
2. Soils borings and a geotechnical report are not part of our scope of work. A "Shovel Ready"
study was completed by Widseth for this 78-acre property in 2018 that included a geotechnical
report with ten split -spoon soil boring locations. We will utilize that geotechnical information for
this project.
3. Layout of sanitary sewer extension.
4. Layout of watermain extension.
5. After improvements are laid out far enough along to identify possible impacts on electric,
natural gas, and telecommunications utilities, meet with these utilities to review the project
and, if needed, their anticipated extensions.
6. Determine if the existing stormwater pond is adequately sized for the proposed improvements.
Perform hydrology and hydraulic storm drainage calculations based around a 10-year and 100-
year recurrence interval.
ARCHITECTS .
