Block 2- Lots i-3: The proposed lots are located in the northwest corner of the <br /> development. The proposed lots range in width from 123'-242'. <br /> All of the proposed lots within the development will be accessed by a new public <br /> road, "Firewatch Way." The proposed road right-of-way is 66' wide and is <br /> designed to accommodate an extension to the parcel located to the west for future <br /> development. If/when the roadway is extended the "temporary cul-de-sac" <br /> identified within Lot 3, Block 2 will be removed and the land area will be <br /> returned to the owner of that lot. The proposed roadway consists of 24' of <br /> bituminous surface with ditches terminating in the southwest corner with a 68' <br /> radius cul-de-sac. <br /> Each of the proposed lots will be served by private subsurface sewage treatment <br /> systems and private water wells. Each of the proposed lots can support a primary <br /> and alternate location for SSTS according to site suitability and designs <br /> submitted. <br /> The subject property is adjacent to property zoned Rural Residential to the north, <br /> Agricultural to the west and Forest Management to the east and south. <br /> Applicable Regulations: <br /> Section 17-5.9 of the Ordinance contains the requirements for the Urban <br /> Residential (UR)Zone: <br /> Section 17-5.7 TRANSITION RESIDENTIAL(TR) <br /> 1. Purpose and Intent: To provide a residential zoning classification <br /> that serves as a medium-density buffer between areas of higher-density <br /> and areas of lower-density. The Transitional Residential zone may be <br /> utilized in some second-tier shoreland areas and/or on the edge of the <br /> municipal utility service area. The zone may or may not be served by <br /> municipal sewer and water. Development in this zone should facilitate <br /> future utility extensions. <br /> 2. Compatibility: The Transitional Residential zone is compatible <br /> with and may be established next to the Shoreline Residential, Urban <br /> Residential, Downtown Mixed-Use, Commercial and Light Industrial <br /> Zones. The Transitional Residential zone may be established next to the <br /> Rural Residential,Agriculture or Forest Management zones so long as <br /> these zones do not surround the Transitional Residential zone. The <br /> Transitional Residential zone should not be established where the zones <br /> surrounding it all have similar density characteristics. <br /> 3. Lot.
