Performance Standards. The following performance standards <br /> apply to all development in this zone: <br /> A. Outside Storage. Storage of a fish house and a recreational <br /> vehicle is allowed if stored not less than io feet distance from <br /> any property line and not within the OHW setback. <br /> B. Fences. Fences not exceeding 72 inches in height may be <br /> constructed. Under no circumstances shall a fence be <br /> constructed closer than 10 feet from the surface of a public <br /> road and in all cases not within the public right-of-way. <br /> Materials shall consist of usual fencing materials with posts <br /> and fence of metal,wood, concrete,brick or smooth wire. <br /> Barbed or electrified wire is not to be used where frequent <br /> human contact is anticipated. <br /> C. Connection to Municipal Utilities.Where municipal utilities <br /> are provided or reasonably close in the opinion of the City <br /> Engineer,the property shall be connected to the municipal <br /> system.All other properties shall be designed and <br /> constructed so as to facilitate future connection to the <br /> municipal utility systems. <br /> Planning Commission Findings: Staff provides the following findings of fact <br /> for consideration by the City Council: <br /> 1. The applicant is proposing to rezone a ten-acre tract from "Forest <br /> Management"to"Transition Residential". <br /> 2. The subject property is located in Section 14 and is adjacent (south) to <br /> County Road ii. PIN 29140605. <br /> 3. The subject property meets the minimum size and dimensional <br /> requirements of the"Transitional Residential"Zone. <br /> 4. The subject property is not located within the Shoreland Area and no <br /> Shoreland soil types have been identified. <br /> 5.
