Mr. Habein stated we should generate an ordinance to take care of the large parcels, that <br /> would allow a certain amount of variation of size and still be acceptable such as short <br /> 40's. Mr. Marohn stated he has seen Ordinances written to allow 4 lots per 40 acres, <br /> even if it's not quite 40. Staff can bring this back for discussion. <br /> b. Request for Barbed Wire Fence, Scott and Wendy Snyder. <br /> Mr. Marohn explained the Staff Report. The Ordinance allows them to have barbed wire <br /> fence where the Planning Commission has given approval. Barbed wire would be <br /> allowed but not where incidental human contact is likely to occur. <br /> A motion was made by Tom Adams, seconded by Mary Peterson,to approve the request <br /> to place barbed wire at top of fence. All members voted"aye". Motion carried. <br /> OLD BUSNESS: <br /> a. Shoreland Conservation Design (Alt. Standards) <br /> Staff neglected to include the Staff Report in the Planning Commission packets. <br /> b. Grow Zone Ordinance Changes <br /> Mr. Marohn explained the Staff Report. We could allow No. 5,the relocation of <br /> businesses. Not all businesses would be appropriate to just move within the Downtown <br /> Mixed Use (DMU)zone. Industrial uses could move to the Light Industrial zone, an area <br /> where it is now allowed without a Conditional.Use Permit. Staff can come back with <br /> some options, such as if it's a Conditional Use Permit today and already established, it <br /> could move within the DMU. <br /> The Planning Commission likes a checklist for performance standards. A good list of <br /> standards would not require a list of excluded uses. <br /> Mr. Marohn will research what examples could be used and modified. Staff will bring <br /> back in December. <br /> There are residences in the DMU and some businesses next door may not be too pleasing <br /> to the residences. The DMU is designed for growth of the business district. <br /> Staff will bring back ideas for approach No. 5 in November and No.'s 1 —4 in December. <br /> APPROVAL OF MINUTES: <br /> Minutes 5 <br /> Pequot Lakes Planning Commission <br /> October 16, 2008 <br />
