12. Signage will be installed in accordance with signage performance standards <br /> applicable for the DMU. Lighting will be mounted on the outside of the structure <br /> and will point downward. <br /> 13. There will be no destruction, loss or damage of a natural, scenic or historical <br /> feature of major significance. The subject property is currently a single family <br /> residence located in the DMU. <br /> 14. The proposed conditional use will promote the prevention and control of pollution <br /> of the ground and surface waters including sedimentation and control of nutrients. <br /> The proposed use will not have any detrimental impact on the ground or surface <br /> water systems, provided that the parking area and subsequent stormwater drainage <br /> plan are designed to accommodate a 24-hour rainfall event on-site. <br /> 15. The minimum lot width for a parcel in the DMU is 25 feet. The subject property <br /> has a lot width of 112.5 feet fronting Second Avenue and 125 feet fronting <br /> Woodman Street. <br /> 16. The minimum building lot area is 2,250 square feet. The buildable area of subject <br /> area well exceeds the minimum buildable area (tract A has approximately 12,000 <br /> square feet of buildable area). <br /> 17. Maximum density of the area will not change; the orthodontic clinic will be <br /> replacing the existing structure. <br /> 18. Setback from the right-of-way in the DMU is 1 foot(for city road). The proposed <br /> structure will be setback approximately 10 feet from Second Avenue and setback <br /> approximately 15 feet from Woodman Street. These setbacks meet the minimum <br /> required setbacks for this zoning district. <br /> 19. Side yard setback is not applicable. The rear yard setback in the DMU is 10 feet; <br /> the building is setback from the rear lot line by approximately 70 feet. <br /> 20. The allowed impervious surface with available stormwater sewer available is <br /> 90%; there is storm sewer available for this property. The site plan submitted by <br /> the applicant indicates that there will be 61.3% impervious coverage. The site <br /> plan also indicates that there is a storm sewer retention area designed to capture <br /> runoff from the proposed parking lot. <br /> 21. The proposed use is exempt from the parking standards since it is located in the <br /> DMU. <br /> All members voted"aye".
