The Commercial-Light category was added May 6,2008. These categories <br /> are based on the amount of impervious coverage a property has (NOT the zoning or <br /> land use classification). The `standard of practice' in Minnesota uses the average <br /> impervious coverage amounts as: <br /> Vacant 0% Residential 25% -30% <br /> Commercial Light 40% -50% Commercial Med 55% -60% <br /> Commercial-Hard 70% - 75% Commercial X-Light 25% -30% <br /> Impervious coverage is any area covered by; driveways (any type of pavement <br /> and/or dirt),sidewalks,pavers, structures,roofs,awnings, etc, as they do not allow <br /> storm water to be absorbed like natural grass,plants, brush, etc. allows) <br /> All Residential properties in the City were reviewed and to save the City enormous <br /> costs to calculate out every parcel,it was determined that the average residential <br /> parcel size was 1/3 (.33) acres in size. <br /> �+.. All other parcels are calculated on actual parcel acreage. <br />
