Lots 43-44
• Preliminary plat approval contained 28'x 62'lots
• Final plat proposal contains 28'x 74'lots
Lot 45
• Located within tier 3
• Approximately 52'x 55'
• On-site manager housing
Lots 46-48
• Currently Amenities building and lots for future meeting room and maintenance
building.
• On the approved preliminary plat these lots were numbered 61-63.
A total of 18 lots are being removed from the plat and two are being added ("new"11
and 45).
The previously approved stormwater management plans have been updated to include
facilities to manage stormwater runoff generated by the lodge building and additional
parking area approved as part of the conditional use permit. There are various basins,
swales and retaining walls used to manage stormwater onsite. The proposed
stormwater management plan contains the loo-year storm event as required by the
ordinance.
The erosion control plan includes silt fences where runoff may potentially enter the lake.
As per previous approval, these fences must be in place before a land use permit may be
issued. The plans submitted for the amended plat contain silt fences in the beach area
on the south side of the point as well as further landward to catch runoff generated while
the lodge building is being constructed.
The resort is served by a centralized private sewer system and a private water supply.
The application also includes Common Interest Community documents to be filed in
conjunction with the final plat.
Applicable Regulations:
Preliminary plat/CUP approval granted with the following conditions:
The Lodge:
1. The Lodge shall be subdivided via condominium plat after it is constructed.
2. An acceptable updated plan for the vegetative screening of the lodge (as viewed
from the lake) shall be submitted to the Planning Commission before it may be
constructed.
3. In order to preserve the character of the neighborhood and the surrounding area,
the height of the lodge may not exceed 18 feet.
4. The first floor elevation will match existing grade within +/- 1.5 feet.
Pequot Lakes Council Report Recommendation#1
October 7,2014
