I understand this <br /> is a privately owned parcel. <br /> We may have gotten too detailed with some of our comments as this is only at the Sketch Plan <br /> review stage and not a Preliminary Plat stage. <br /> We have focused our review on infrastructure and site engineering related items.We will defer to <br /> you on zoning type items. <br /> Wastewater <br /> There is no City municipal sanitary sewer available at the present time in this area. <br /> In the past,there were discussions about extending City wastewater/sanitary sewer collection <br /> service to get it to at least the east side of the Hwy 371 interchange.To date,that has not occurred. <br /> It is hard to read the future, but, it appears City sanitary sewer service extensions are a ways off for <br /> this area. <br /> For the time being, it is good that the Sketch Plan shows a primary sub-surface sewage treatment <br /> system (SSTS)site as well as an alternate(or secondary)SSTS site for each parcel. <br /> Water <br /> There is no City municipal watermain available at the present time in this area. <br /> In the past,there were discussions about extending City watermain service to get it to at least the <br /> east side of the Hwy 371 interchange.To date,that has not occurred. It is hard to read the future, <br /> but, it appears City watermain service extensions are a ways off for this area. <br /> For the time being, it is good that the Sketch Plan shows possible well locations (MN Dept. of Health <br /> permits). <br /> Grading/Erosion Control <br /> This is at the Sketch Plan stage,so, no proposed grading is shown. <br /> Grading is related to storm drainage—i.e. not directing additional drainage onto adjacent properties. <br />
