Proposed Lot 7 is 6.6 acres and contains several areas considered "steep slopes" <br /> per city definition. The proposed lot also contains wetland area located along the <br /> west property line. It will be accessed by a driveway entrance on Royce Street. <br /> Proposed Lot 8 is 7.2 acres and contains "steep slopes" and wetland area located <br /> along the west property line. The proposed lot will be accessed by a driveway <br /> entrance on Royce Street. <br /> Each of the proposed lots will be served by private subsurface sewage treatment <br /> systems and private water wells. Each of the proposed lots can support a primary <br /> and alternate location for SSTS according to site suitability and designs <br /> submitted. <br /> The adjacent properties located to the north are zoned "Urban Residential" and <br /> "Commercial." The property located to the west is zoned "Urban Residential." <br /> The property located to the south is zoned "Commercial." The property located to <br /> the east (across Patriot Avenue) is zoned"Patriot Development." <br /> Applicable Regulations: <br /> Section 17-5.9 of the Ordinance contains the requirements for the Urban <br /> Residential (UR) Zone: <br /> Section 17-5.9 URBAN RESIDENTIAL (UR) <br /> 1. Purpose and Intent: To provide a residential zoning classification <br /> that contains an urban development pattern characterized by traditional <br /> grid-style lot block layouts. Parcels are either served by or designed for <br /> municipal sewer and water utilities, an urban road section with sidewalks <br /> and a boulevard and are generally within walking distance of the <br /> Downtown Mixed-Use District. <br /> 2. Compatibility: The Urban Residential zone is compatible with and <br /> must be established next to the Downtown Mixed-Use zone or the <br /> Shoreline Residential zone. The Urban Residential zone may be <br /> established in areas abutting Transition Residential, Commercial or Light <br /> Industrial zones. <br /> 3.
