Wi DSETH February 6th,2023 Bralnerd/Baxter Honorable Mayor and City Council ® 7804 Industrial Park Road City Hall PO Box 2720 4638 Main St Baxter MN 56425-2720 Pequot Lakes, MN 56472 218.829.5117 RE: Proposal for Professional Land Survey Services for the Cedar Scenic Addition and Baxter@Widseth.corn Widseth.com Northdale re-plats,being part of NORTHDALE and NORTHDALE FIRST ADDITION in Section 1,and part of CEDAR SCEINIC ADDITION TO BAXTER in Section 2,all in Township 133, Range 29,Crow Wing County, Minnesota Dear Honorable Mayor and City Council Members: Thank you for reaching out to us with the survey needs of the City of Pequot Lakes on the Phase II of the HOTGL Development.Widseth is pleased to provide the City with a professional services proposal for the redevelopment platting of the property indicated above for the purpose of accommodating the Corner Lot Development group's proposed apartment building. Understanding your request and following our research of the previous plat and City requirements,we have a good understanding of the professional land survey and platting services required for each location. Based on your request we are proposing the services necessary for the completion of a new subdivision plat.The plat will be completed in accordance with the City of Pequot Lakes subdivision requirements.Along with the updated new lot boundary,the plat will include the dedication of road right of way and necessary drainage and utility easements.We have outlined a detailed list of our proposed scope of services for this project as follows: Subdivision Platting Services Field Survey • Utilize previous surveys, recorded plats and the current title documentation to be provided as the base for the platting process • Verify the existing property corner monuments and establish new iron pipe monuments at the proposed property and right of way corners marked by white wood stakes and pink flagging following final approval. Wetland Delineation • We understand that the Delineation was completed previously for the HOTGL overall survey and shovel ready project.We propose to utilize that data for this project. Office Computations and Drawings • Utilize the information collected during the current and previous fieldwork as the base for the preliminary and final plat drawings • Utilize previous survey and supplemental new location work for recent site improvements to produce the required 2 foot contour topography information • Utilize the previous wetland delineation limits as required by MN Ch.505. • Attend a pre-application review meeting with the City to determine the final lot boundary's,right of way and easement locations • Make changes outlined during the review meeting and finalize the layouts for submittal • Prepare the Preliminary and Final Plat drawings in accordance with the City of Pequot Lakes Preliminary and Final Plat application requirements. • Prepare the Plat applications • Obtain the required independent plat check • Perform the final plat staking calculations • Obtain mylar copies suitable for recording ARCHITECTS • ENGINEERS • SCIENTISTS • SURVEYORS
