Economic Development Committee
April 8, 2008
• Possible phase-in of an expansion of the existing business park South of
Dirksen Road to create a few lots for immediate use
• Understand what is already available in Brainerd and Baxter
• Understand funding and have a business plan
• Do an analysis showing what type of niche we are trying to fill
• Consider flexibility in land size and possibly flexibility in infrastructure
needs depending on business type
Tommy Woog indicated that there currently is some flexibility in the City's
existing business park. He indicated that the impervious coverage requirements
have been increased and allow for individual situations. He noted that the lots in
the park are currently about 2.5 acres each but could possibly be split. He noted
that next year the Planning Commission will be updating the comp plan and at
that time the City should look at future zoning requirements and locations for an
industrial park.
Council Member Sjoblad suggested talking to a private land owner who owns lots
in the business park to see if he would be interested in selling his lots. He
indicated that if the City acquired the lots, they could be split.
It was the consensus of the EDC that the following items be reviewed at the May
EDC meeting:
1. Redevelopment of Existing Industrial Park
• Does the City want to pursue purchasing privately owned lots?
• Study lot layouts of existing businesses in the park to see what
options are available to maximize the density. Is there any interest
from the property owners to split existing lots? The EDA would
consider a plan to make this worthwhile to the property owners.
2. Consider option of expanding the existing Business Park into the spray
irrigation fields. (How much property would be available to the City for
the park expansion)?
3. Explore other areas in the City that may be available for an
industrial/business park.
4. Next Meeting Date
The next meeting is scheduled for May 20, 2008, at 8:00 a.m.
9. Other Business
`.. No other business.
