ORDINANCE NUMBER 22- , SECOND SERIES <br /> AN ORDINANCE AMENDING CHAPTER 17 OF THE CITY CODE <br /> REGARDING MINIMUM LOT SIZE AND <br /> DIMENSIONAL REQUIREMENTS OF THE <br /> TRANSITION RESIDENTIAL ZONE <br /> CITY OF PEQUOT LAKES <br /> COUNTY OF CROW WING <br /> STATE OF MINNESOTA <br /> The City Council of the City of Pequot Lakes does ordain as follows: <br /> Purpose and Intent: The purpose and intent of this ordinance is to amend Chapter <br /> 17 of the Pequot Lakes City Code regarding minimum lot size and dimensional <br /> requirements of the Transition Residential zoning classification. <br /> Amendment: Chapter 17,Article 5.7 shall be amended as follows: <br /> Section 17-5.7 TRANSITION RESIDENTIAL (TR) <br /> 1. Purpose and Intent: To provide a residential zoning classification that <br /> serves as a medium-density buffer between areas of higher-density and areas of <br /> lower-density. The Transitional Residential zone may be utilized in some second- <br /> tier shoreland areas and/or on the edge of the municipal utility service area. The <br /> zone may or may not be served by municipal sewer and water butmust be within <br /> - - . •• ; • ' •• . . Development in this zone should facilitate <br /> future utility extensions. <br /> 2. Compatibility: The Transitional Residential zone is compatible with and <br /> may be established next to the Shoreline Residential, Urban Residential, <br /> Downtown Mixed-Use, Commercial and Light Industrial Zones. The Transitional <br /> Residential zone may be established next to the Rural Residential,Agriculture or <br /> Forest Management zones so long as these zones do not surround the <br /> Transitional Residential zone. The Transitional Residential zone should not be <br /> established where the zones surrounding it all have similar density <br /> characteristics. <br /> 3. Lot, Use and Density Requirements. <br /> Lot Width - feet, minimum +50 loo <br /> Minimum Lot Area — acres, minimum 275.1 <br /> Residential PUD Maximum Density 2 4 units/acre <br /> Setback, right-of-way, local streets -feet, minimum 5e 20 <br /> Setback, right-of-way, collector and arterial streets <br /> -feet, minimum 59 20 <br /> Setback, side -feet, minimum 2515 <br />
