Applicants also propose to construct a 2,646 square foot structure containing 2 <br /> townhome units. Each unit is proposed to be 2-story, 3 bedroom units, with a <br /> covered porch and attached garage. <br /> The properties to the north and south are zoned Commercial, the parcels to the <br /> west across Water Tower Drive are zoned Urban Residential, and the parcels <br /> across Lilac Drive are zoned Commercial. <br /> The attached Site Plan, dated August 30, 2022 indicates the proposed impervious <br /> coverage is 20,556 square feet, or approximately 3.2%where 25%is allowed. <br /> The parking requirements of Section 7.10 apply to this parcel. The subject <br /> property contains adequate off-street parking and loading space. <br /> The applicant has not indicated plans to apply for any signage. Signage would <br /> need to meet Section 17-7.1 and be applied for under a separate Land Use Permit. <br /> Applicable Regulations: <br /> Section 17-5.10 COMMERCIAL <br /> 1. Purpose and Intent: To provide a zoning classification for commercial <br /> uses oriented around the automobile. Parcels are larger than in the Downtown <br /> Mixed-Use zone in order to provide on-site parking, on-site stormwater facilities <br /> as well as on-site water supply and sewage treatment where municipal utilities are <br /> not immediately available. <br /> 2. Compatibility: The Commercial zone should be established as a transition <br /> zone between the Downtown Mixed-Use zone or the Light Industrial Zone and <br /> the surrounding residential zones. The zone may not be established in an area <br /> where it is completely surrounded by residential zones. <br /> 3.
