ay of it <br /> Pequot <br /> Lakes-- <br /> OLD <br /> sEOLD BUSINESS—ACCESSORY DWELLING UNITS <br /> Agenda Item: 6.1 <br /> Background Information: Mark Jurchen presented information at the April <br /> Planning Commission meeting regarding Accessory Dwelling Units (ADU). Staff <br /> has prepared the following definition and discussion points. <br /> Section 17-3.2. DEFINITIONS <br /> Accessory Dwelling Unit (ADU): a single unit located on the same property as a <br /> principal dwelling providing complete, independent, living facilities for one or more <br /> persons, including permanent provisions for living, sleeping, eating, cooking, and <br /> sanitation. An ADU may be detached, attached, interior (upper or lower level), above <br /> garage or a garage conversion. <br /> Proposed criteria for discussion: <br /> A. One ADU per parcel; <br /> B. An existing dwelling with multiple lots shall be consolidated into one lot; <br /> C. Zoning districts to allow them; <br /> D. Municipal water&wastewater only or include in SSTS also; <br /> E. Screening; <br /> F. Maximum square footage and height for detached or attached ADU; <br /> G. Minimum setback from existing dwelling for detached ADU; <br /> H. Maximum impervious coverage limits of the underlying zoning district <br /> must be met; <br /> I. Allow on nonconforming parcels? Only allow on lots meeting minimum lot <br /> size and dimensions for single family lots; <br /> J. Require a stormwater management plan; <br /> K. ADU's shall not be used as a Short-term Rental Dwelling Unit <br /> L. Architecture standards: wood construction; siding shall be same type as <br /> principal structure; shingle types; roof pitch; exterior color shall match <br /> exterior color of the principal structure; <br /> M. Parking; <br /> N. Permitted or Conditional Use Permit; <br /> O. Require owner occupancy of existing dwelling; <br /> P. <br /> Q. <br /> R. <br /> Planning Commission Direction: The Planning Commission should come <br /> prepared to discuss amending the City Code to allow ADU's. <br /> Pequot Lakes Staff Report 6.1-1 <br /> July 21,2022 <br />
