• t ►- m3 <br /> Qv I <br /> 46, <br /> , ..;;„4.0"11111"1 <br /> , r <br /> ,l,r11% <br /> CEE° - <br /> Without a survey it is difficult for Staff to make a recommendation due to the <br /> following: <br /> • Is the dwelling located only on the `green' lot or does it encroach on <br /> adjacent parcels? <br /> • The `green'lot is nonconforming in size. <br /> • Where is the Subsurface Sewage Treatment System (SSTS) located? <br /> • Steep slopes and wetlands reduce buildable area. <br /> • Multiple parcels are required to meet the minimum buildable lot area. <br /> Planning Commission Recommendation: There does not appear to be a <br /> "public use" for the subject properties, however there are possible encroachments <br /> (building/SSTS) on at least two of the parcels under consideration. <br /> We recommend the county reclassify the parcels that do not contain building <br /> encroachments to "non-conservation" and consolidate as many of the parcels as <br /> possible to create conforming (or more conforming) parcels. <br /> In addition, we also recommend the county make a note on the public listing <br /> regarding the steep topography and possible presence of wetlands. <br /> Council Report 6.2-1 <br /> May 3,2022 <br />
