The replatting is necessary to allow for <br /> increased lot sizes. The subject property is 10.77 acres in size and is zoned <br /> "Urban Residential". The City Council approved the Preliminary Plat of First <br /> Addition to Trailside Estates May 4, 2021 with three conditions of approval. The <br /> Preliminary Plat for First Addition to Trailside Estates was approved with the <br /> following conditions: <br /> 1.
