MINUTES <br />�-- PEQUOT LAKES PLANNING COMMISSION <br />REGULAR MEETING <br />SEPTEMBER 17, 2009 <br />PRESENT: Tom Adams, John Derksen, Bill Habein, Mark Hallan, Scott Pederson, Dean <br />Williams and Tom Woog. ABSENT: Mary Peterson. <br />CITY PLANNER: Charles Marohn, PE, AICP <br />ZONING ADMINISTRATOR: Dawn Bittner <br />COUNCIL LIAISON: Nancy Adams <br />The meeting was called to order by Chairman Woog at 6:32 p.m. <br />Chairman Woog opened the public hearings. <br />APPLICANT: Steve Caouette <br />Applicant requests a Variance to Construct Basement under Existing Dwelling on <br />Non - Conforming Lot (Continuation) <br />Mr. Marohn explained that the applicant had not submitted any new information and <br />recommends this item be tabled. <br />A motion was made by Mark Hallan, seconded by Scott Pederson, to table this matter. <br />All members voted "aye" Motion carried. <br />APPLICANT: Paul Tucci, Oppidan, Inc. <br />Applicant requests a Variance from Parking Requirements in the Commercial <br />District <br />Mr. Marohn explained the Staff Report. Applicant was present as well as Pat Barrett. <br />The Variance request must be dealt with prior to the Conditional Use Permit request. The <br />Ordinance requires 335 parking stalls. The applicant proposes 139 parking stalls. Mr. <br />Marohn stated the Planning Commission may want to modify the parking requirements in <br />the Ordinance. He also stated he is comfortable with the number of proposed parking <br />stalls. <br />Public Comment: <br />Justin Bolz - Andolshek, 27546 West Twin Lake Drive — Finding of Fact Number 2 needs <br />to reflect the future agenda item for the metes and bounds subdivision. The Finding of <br />Fact states there is not enough land area for the required number of spots. The <br />subdivision is to purchase more land. There are standards in place in addition to land <br />available for this commercial development.
