ORDINANCE NO. _, SECOND SERIES <br />AN ORDINANCE AMENDING CHAPTER 17 OF THE CITY CODE <br />RELATING TO ESTABLISHING A GROW ZONE OVERLAY DISTRICT <br />CITY OF PEQUOT LAKES <br />COUNTY OF CROW WING <br />STATE OF MINNESOTA <br />The City Council of the City of Pequot Lakes does ordain as follows: <br />Purpose and Intent: The purpose and intent of this Ordinance is to amend Chapter 17 <br />of the Pequot Lakes City Code relating to establishing a Grow Zone Overlay District <br />within the City of Pequot Lakes. <br />Amendment: Chapter 17, Article 6.5, Grow Zone Overlay District shall be added as <br />follows: <br />1. Establishment. This section hereby establishes a Grow Zone Overlay District, the <br />boundaries of which are designated on the official Grow zone Overlay District <br />Man. <br />2. Purpose and Intent. The intent of the Grow Zone Overlay District is to: <br />a. Facilitate economic development and increased tax base in the downtown <br />area of Pequot Lakes, <br />b. Provide a clear and streamlinednroval process for development within <br />the downtown, <br />c. Capitalize on public infrastructure investments by allowing more - intense <br />use of existing infrastructure, <br />d. Enhance the mixed -use aspect of the downtown so as to expand the local <br />market for merchants, <br />e. Ensure that development in downtown Pequot Lakes is compatible with <br />existing_ private investments already made in the downtown, and <br />f. Reinforce a sense -of -place in downtown Pequot Lakes to help create the <br />"destination effect" described in the Comprehensive Plan. <br />3. Application. The standards aDDlied to the area designated within the Grow Zone <br />Overlay District are considered alternative standards for development. A property <br />owner shall have the option of applying either the standards contained in the <br />underlying zoning onina district or the standards contained in the Grow Zone Overlay <br />district. Once the decision on which standards to apply has been made, those <br />standards shall be applied exclusively, with the standards in the section that was <br />not selected excluded from all consideration. <br />4. Standards. <br />
