"I%., <br />July 17, 2009 <br />Mayor and City Council <br />City of Pequot Lakes <br />4638 County Road 11 <br />Pequot Lakes, MN 56472 <br />Re: Planning Commission Report <br />Dear Mayor and City Council, <br />COMMUNITYGROWTH <br />I N S T I T U T E <br />Experts in Small Town Planning <br />The Planning Commission met for their regular July meeting, at which there were three public <br />hearings. They are forwarding you two items for your review at this time. <br />i. Final Plat Application 09 -3164, Final Plat of Sentinel Office Park; Pequot <br />LLC, applicant. Pequot LLC was approved for a Conditional Use Permit and <br />Preliminary Plat by the City Council in June of 2oo9. The applicant is now submitting <br />the Final Plat, which is that last stage in the subdivision process. <br />The subject property is located at 30176 Old Highway 371 and is currently zoned Light <br />Industrial. The current land use on the property is for commercial purposes. The subject <br />property currently contains a four unit office suite and the applicants would like to sell <br />each unit individually. There are no proposals to change the existing structure or <br />property. <br />The lot is 41,556 square feet and contains a 3,363 square foot office building and a total <br />of 1o,74o square feet in driveway and sidewalks. The total impervious surface cover is <br />33.9 percent. The proposed subdivision is to create five lots, lots one through four will be <br />used for commercial and office planned unit development purposes and lot five is being <br />proposed for shared parking and utility purposes. Lots one through four are sized based <br />on existing walls. <br />The Planning Commission recommends the Final Plat be approved. The <br />approval was made based on the following findings of fact. There were not <br />any conditions of approval. <br />Findings of Fact: <br />1. The applicant has complied with all but one condition of preliminary plat <br />approval. <br />a. Section 20 of the Declaration indicates that the Association is <br />responsible for the sanitary sewer connection and resolution of any <br />disagreements over the connection. <br />b. Section 20 of the Declaration indicates that the Association is <br />responsible for assessments made to the property. <br />c. The City Attorney has not indicated that any further easements are <br />necessary. <br />d. The applicant has submitted a landscaping plan for improvements <br />between the public road and the building.
