They <br />are forwarding you one item that requires your action at this time. <br />i. Preliminary Common Interest Community Plat, Pequot LLC, applicant. The <br />applicant has submitted a conditional use permit for a commercial planned unit <br />development which is a conditional use in the Light Industrial Zoning District. They have <br />also submitted the preliminary plat application to subdivide the property into a common <br />interest community which is the second application required for the requested use. <br />The subject property is located at 30176 Old Highway 371 and is currently zoned Light <br />Industrial. The current land use on the property is for commercial purposes. The subject <br />property currently contains a four unit office suite and the applicants would like to sell each <br />unit individually. There are no proposals to change the existing structure or property. <br />The lot is 41,556 square feet and contains a 3,363 square foot office building and a total of <br />1o,74o square feet in driveway and sidewalks. The total impervious surface cover is 33.9 <br />percent. The proposed subdivision is to create five lots, lots one through four will be used for <br />commercial and office planned unit development purposes and lot five is being proposed for <br />shared parking and utility purposes. Lots one through four are sized based on existing walls. <br />The survey indicates the open space calculation to be 65.9 percent. The open space is Lot 5, <br />Block 1, less parking and sidewalk. The survey also indicates the allowed density to be 4.16 <br />units calculated by the total lot are, 41,556 square feet, divided by the zoning minimum lot <br />and unit area, 1o,000 square feet. The property is currently served by one service line for <br />sanitary sewer. Each unit will need its own connection to the system. The property does not <br />have access to storm sewer but contains a retention pond. <br />The Planning Commission is recommending the Preliminary Plat be approved based on the <br />following findings of fact and conditions: <br />Findings of fact: <br />i. The existing lot meets all minimum requirements for the Light Industrial <br />Zone. The proposed subdivision will meet all minimum requirements. <br />2. The property is zoned Light Industrial and suitable in its natural state for <br />the intended purpose. There is not any proposed land alterations at this <br />time. <br />3. There are not any non - conforming structures or uses currently on the <br />property. <br />4. The property is currently served by City sewer and water.
