defined in Section 2.733 (b) of this ordinance, are subject to <br /> the provisions of Sections 6.1i — 6.i4 of this ordinance. <br /> 6.ii A nonconforming use, structure, or occupancy must <br /> not be expanded, changed, enlarged, or altered in a <br /> way that increases its nonconformity. There shall be <br /> no expansion to the outside dimensions of any portion <br /> of a nonconforming structure located within the <br /> Floodplain District. <br /> 6.i2 The cost of all structural alterations or additions to <br /> any nonconforming structure over the life of the <br /> structure may not exceed 50% of the market value of <br /> the structure unless the conditions of this Section are <br /> satisfied. The cost of all structural alterations and <br /> additions must include all costs such as construction <br /> materials and a reasonable cost placed on all <br /> manpower or labor. If the cost of all previous and <br /> proposed alterations and additions exceeds 50 <br /> percent of the market value of the structure,then the <br /> structure must meet the standards of Section 6.2 of <br /> this ordinance. <br /> 6.i3 If any nonconforming use, or any use of a <br /> nonconforming structure, is discontinued for more <br /> than one year, any future use of the premises must <br /> conform to this ordinance. The Assessor must notify <br /> the Zoning Administrator in writing of instances of <br /> nonconformities that have been discontinued for a <br /> period of more than one year. <br /> 6.i4 If any nonconformity is substantially damaged, as <br /> defined in Section 2.�of this ordinance, it may not be <br /> reconstructed unless it is located in the flood fringe <br /> portion of the floodplain and it is reconstructed in <br /> accordance with the standards of Section 6.2 of this <br /> ordinance. <br /> 6.i5 A substantial improvement, as defined in Section 2.� <br /> of this ordinance,to a nonconforming structure, may <br /> only be made to an existing nonconforming structure <br /> that is located in the flood fringe portion of the <br /> floodplain, and must meet the requirements of <br /> Section 6.2 of this ordinance. <br /> Pequot Lakes Staff Report 3�b)-19 <br /> October i�,2oi9 <br />
