MINUTES <br /> PEQUOT LAKES PLANNING COMMISSION <br /> SPECIAL MONTHLY MEETING <br /> DECEMBER 11,2008 <br /> PRESENT: Bill Habein, Tom Adams, Scott Pederson, Dean Williams, John Derksen and <br /> Tom Woog. ABSENT: Mark Hallan and Mary Peterson. <br /> CITY PLANNER: Charles Marohn, PE, AICP <br /> ZONING ADMINISTRATOR: Dawn Bittner <br /> COUNCIL LIAISON: None. <br /> The meeting was called to order by Chairman Woog at 6:30 p.m. <br /> There were no Public Hearings. <br /> ADDITIONS OR DELETIONS TO AGENDA: None. <br /> OPEN FORUM: None. <br /> NEW BUSINESS: <br /> a. Grow Zone Amendments:` <br /> Mr. Marohn explained the Staff Report. Mr. Habein stated construction along County <br /> Road 112, Government Drive and Washington Avenue is exceptional and will encourage <br /> further development. Mr. Marohn stated that our current code needs a lot of work. We <br /> are seeing good development but are regulating the use, coverage limit and not as much <br /> as the form. The current model of regulation may stifle development and investment in <br /> this area. <br /> Mr. Adams stated we could possibly give the current ordinance a quick fix and then <br /> spend the necessary time developing the form based code. <br /> Mr. Habein stated that local businesses may not like franchise businesses. <br /> Mr. Marohn stated the form based code ensures that the look, form and function is <br /> compatible with the area. <br /> Mr. Marohn stated the grow zone would be part of the DMU with an overlay district. <br /> Minutes 1 <br /> Pequot Lakes Planning Commission <br /> December 11,2008 <br />
