2.7 Declarant's Easements. Declarant shall have and be the beneficiary of easements for <br /> construction and sales activities as described in Section 15.6. <br /> 2.8 Recorded Easements. The Property shall be subject to such other easements as may be <br /> recorded against it or otherwise shown on the Plat. <br /> 2.9 Easements are Appurtenant. All easements and similar rights burdening or benefitting a <br /> Unit or any other party of the Property shall be appurtenant thereto,and shall be permanent,subject <br /> only to termination in accordance with the Act or the terms of the easement. Any recorded easement <br /> benefitting or burdening the Property shall be construed in a manner consistent with,and not in conflict <br /> with,the easements created by this Declaration. <br /> 2.10 Impairment Prohibited. No person shall materially restrict or impair any easement <br /> benefitting or burdening the Property;subject to the Declaration and the right of the Association to <br /> impose reasonable Rules and Regulafions governing the use of the Property. <br /> 2.11 Parkine• The Association shall maintain, upon the common Elements,vehicle parking <br /> spaces conveniently located for the use of the Owners,the Owners'families,tenants and guests. Any <br /> vehicles,snowmobiles,watercraft or trailers not in regular use shall not be kept on the Property unless <br /> stored within an enclosed Garage structure. The Association may establish specific parking areas for <br /> overFlow parking and may from time to time establish addifional rules and regulations concerning the <br /> use of these parking spaces and may cause to be towed,from the Common Elements, improperly parked <br /> vehicles or personal property,at the Owner's expense. <br /> 2.12 Left blank intentionally ' <br /> 2.13 �ersonal Prop�for Common Use. The Association may acquire and hold for the use <br /> of all the Members tangible and intangible personal property and may dispose of the same by sale or <br /> otherwise. The beneficial interest in such property shall not be transferable except with the transfer of a <br /> Unit. A transfer of a Unit shall transfer to the transferee ownership of the transferor's beneficial interest <br /> in such property without any reference thereto. Each Member may use such property in accordance , <br /> with the purpose for which it is intended,without hindering or encroaching upon the lawful rights of I <br /> other Members. The Association shall have the authority to impose reasonable rules,regulations and � <br /> charges upon the use of such property. <br /> 2.14 Water Supplv A central water system or systems with common wells will serve each lot <br /> and said water supply system shall be owned, maintained and operated by the Association. The water <br /> service pipe from the common water main to any dwelling shall be owned and maintained by the Owner � <br /> of the respective Living Unit,subject to reasonable regulations by the Association. ,I <br /> 2.15 Septic Systems. A sepfic shall be constructed and maintained according to County and <br /> State standards to serve all Units on the property. The Associ�tion shall maintain the septic system,with <br /> all costs assessed pursuant to Section 6.
