Minnesota. Inboard Water Sports will greatly improve the <br /> appeara.nce and use of the property. Our inventory of new �I <br /> and used boats are ariractive and nicely displayed. We will <br /> maintain the property and our presence will take the <br /> property from looking like a storage facility to a thriving I <br /> exciting business. During the popular "cabin season" many <br /> of our current customers and future customers stop in with <br /> their families to look at what is new. Especially on � <br /> inclement weather days, they come in and "make a day of <br /> it". With this location they are so close to Pequot they can , <br /> go have lunch or dinner and do some shopping along the � <br /> way. This gets them off of 371 and onto Patriot Ave, <br /> enabling more traffic by the local businesses. <br /> 5. We don't ever expect to have a negative effect on traffc. <br /> Minnesota Inboard Water Sports' presence is positive for I <br /> the local businesses by drawing attention to Pequot and �' <br /> getting customers off of 371 on to Patriot Ave and into <br /> Pequot. !� <br /> 6. We don't see any environmenta.l limitations to the area. We <br /> have no wetlands, and there are 3 drainage ponds on the <br /> site. Babinski Properties has provided the required <br /> documents to comply with the Cities requirements. All of <br /> our service work will be done inside. <br /> � <br />
