The subject properry is served by a deep well <br /> and a compliant subsurface sewage treatment system. <br /> The subject property is adjacent to Commercial property to the north and west, <br /> the State Highway 37i/Patriot Avenue interchange to the south and the Paul <br /> Bunyan Trail to the east. <br /> The applicant plans to use the south building as the sales floor. This building <br /> would be used for indoor display of boat inventory and retail pro <br /> shop/equipment. Customer parldng would be ne�rt to the building along the <br /> south side. Applicant anticipates as many as 20o boats could be displayed south <br /> of this building. <br /> The applicant plans to use the second large building for the service department. <br /> The front of this building would be used as a customer reception area, service <br /> desk, and parts department. The middle of the building will be the service shop <br /> are where boats will be repaired. The back portion of the building will be used for <br /> storage of boats that need additional service. The existing asphalt north of this <br /> building will be used to stage boats for service in the service department and to <br /> unload inventory boats. Applicant anticipates as many as ioo boats could be <br /> parked in this area. <br /> The applicant plans to use the garage for new boat preparation, wet sanding, <br /> buffing, and fiberglass repair. All work would take place inside the building. <br /> Parking north of this building would be for customers to drop off boats after <br /> hours. <br /> The narrative prepared by MN Inboard indicates plans to install a fence and gate, <br /> although the location is not indicated on the photos. <br /> Applicant proposes to create an elevated display area to park 3 to 4 new boats on <br /> concrete slabs in the southeast corner of the subject property. The size of this <br /> area is anticipated to be �5' X �50' in size. Applicant plans to include a <br /> freestanding sign and a flagpole in this area. <br /> Applicant proposes to install i2 new light poles around the perimeter of subject <br /> property. The proposed light poles would be 2o feet high or less and be <br /> downward directional. An example of what they may look like is included in this <br /> packet. <br /> Applicant proposes to increase the asphalt on the south end of subject property. <br /> Applicant has applied for a Variance to increase the impervious coverage. <br /> The building fa�ade of each of the large buildings is 2,ioo square feet. Each <br /> building is more than 10o feet from the west property line which would allow i5% <br /> of the building fa�ade for signage, or 3i5 square feet.
