�-I <br />Intent: Reference <br />Ask in the form of a Question ........ <br />1— Is the purpose, or the intent, of the Land Use Regulations (Chapter 17) to: Page 4 <br />- protect the public's comfort, convenience and general welfare? <br />- divide the area of the City into zones and regulate the location, construction, reconstruction, alteration and use <br />of the structures and land? <br />- regulate the use of the land and buildings in relation to surrounding properties? <br />2 — Does the City Council recognize the Comprehensive Plan as the policy for regulating land use and Page 4 <br />development? <br />- Is it the intent to "Identify, preserve, and enhance the key social and physical resources that contributes to <br />Pequot Lakes' unique character and add to the quality of life for its residents? <br />- citizens and visitors alike don't want economic development and expansion to occur at the expense of their <br />natural features. Future development that degrades these resources can threaten the very assets that make <br />Pequot Lakes a special and desirable place? <br />- Is it the policy to actively protect our distinct community? <br />- Is it Policy to monitor commercial development along roadways by adopting a zoning strategy that strengthens <br />the downtown commercial area, permits sensible development, and retains forested gateways leading into Pequot <br />Lakes. <br />- Is it policy toProvide for orderly business development in clustered, properly zoned development areas in the <br />City. <br />- Is it policy to designate a rural, urban, and rural /urban transition zone in order to maintain the integrity of these <br />distinct areas. Each zone should promote development that fits within the context of existing development. <br />- Is it policy to conduct research and seek professional help when needed to make informed land -use decisions. <br />3 - RURAL RESIDENTIAL (RR) Page 11 <br />- Regarding Rural Residential, is it the intent To provide a zoning classification that allows for low- density <br />residential development. Development in this zone is without municipal utility service and with only limited <br />demand for accessibility. Rural Residential zoning should be used to preserve rural character. <br />4 — Planning Commission <br />Page 17/18 <br />— Is it the intent to periodically review the Zoning map and Ordinances and consider their role in shaping the <br />growth of the community and to recommend changes to the City Council of these documents to guide growth and <br />current land use toward the goals of the Comprehensive Plan? <br />- Is it the intent to maintain permanent and current records of this chapter? <br />- Is it the intent to review and act on requests for CUP's with complete findings to support the decision? <br />— Is it the intent to make a reasonable attempt to mail any property owners within a minimum of 350 feet of any <br />land use in question? <br />— In reviewing a CUP submission, is the intent that the use must be appropriate in the land use zone? <br />- In reviewing a CUP submission, is the intent that the use must conform to the comprehensive plan? <br />
