Marketing Packet <br /> Tim Houle noted that the written marketing packet is another marketing <br /> tool to disseminate to potential developers. <br /> The consensus of the Council agreed to proceed with the video and <br /> marketing packet for the Heart of the Good Life Development as <br /> presented. <br /> c. Price Per Acre <br /> Mark Jurchen explained that the EDC analyzed the price per acre for <br /> the Heart of the Good Life Development by looking at pricing in the <br /> Baxter and Brainerd areas and to remain competitive, the price per <br /> acre should be within the $50,000 to $100,000 range. Mr. Jurchen <br /> noted that the infrastructure costs alone will account for approximately <br /> $50,000 of the price and then $15,000 was added for the value of the <br /> land; therefore, the EDC is recommending a price per acre cost of <br /> $65,000 for the Heart of the Good Life Development. Mr. Jurchen <br /> further noted that the EDC would like to stress that the City find the <br /> right larger businesses for this Development to increase the tax base <br /> and provide jobs and there is room for infill in the City's current <br /> Business Park for smaller businesses. <br /> Tim Houle clarified that the Heart of the Good Life Development will be <br /> a phased in, pay as we go approach and the City has the opportunity <br /> for both business expansion and infill. <br /> Council Member Pederson stated that city and urban planners cannot <br /> stress the importance of green space enough and the City has the <br /> opportunity to make the Heart of the Good Life Development very <br /> special. <br /> Mark Jurchen noted that we want to make Pequot Lakes a place to do <br /> business and live not just to visit in the summertime. <br /> COUNCIL MEMBER PEDERSON MOVED TO SET THE PRICE PER <br /> ACRE IN THE HEART OF THE GOOD LIFE DEVELOPMENT AT <br /> $65,000 PER ACRE. COUNCIL MEMBER SEILS SECONDED THE <br /> MOTION. MOTION CARRIED 4-0. <br />
