The subject property is located at 28795 Peterson Path and <br /> is indicated in yellow on the map above. The property owner, Thomas Peterson, <br /> will be proposing a Preliminary Plat in early 2oi9 subdividing the parent parcel. <br /> The YARD Sports Complex (Young Athletes Reaching Dreams) will include two <br /> retractable net tunnels and an open sports turf area to be used for indoor <br /> practices and pickleball. The Complex will also include a front desk area, office <br /> space for staff, two restrooms, and a concession area with a drive-thru window <br /> for coffee drinks and pre-packages snacks. They plan no cooking on site. <br /> The building will also contain space for a building contractor office and storage <br /> space which will occupy approximately 732 square feet of the 4,80o square foot <br /> building. <br /> The subject property is zoned Commercial, as well as the remainder of the parent <br /> parcel to the north. The parcel to the west is zoned Rural Residential and the <br /> parcel to the south is zoned Agriculture. Peterson Path is located along the east <br /> boundary of the subject parcel. <br /> The property owner of the subject property, Thomas Peterson, has submitted a <br /> Subsurface Sewage Treatment System (SSTS) Design for a maximum of 20 <br /> employees at 15 gallons per day (30o GPD). The property owner also proposes a <br /> deep well. <br /> The site plan indicates �parldng spaces. Applicants anticipate 2 employees and 6 <br /> average patrons per day. The maximum number of patrons at one time would be <br /> approximately �4 to 16, comprised of �2 to �4 children and a few coaches. The <br /> building contractor office anticipates � employee. The parldng requirements in <br /> Section i�-�.io are included below. <br /> As outlined below in Section 1�-5.�0, fifty percent screening from the road is <br /> required. Applicants propose to plant 8 to i2 Red Twigged Dogwood shrubs in <br /> the area outlined in red on the attached Landscape Plan. These shrubs grow to a <br /> height of 8 feet with a similar spread if there is no pruning. There is existing <br /> screening from the adjacent residential parcel to the south. <br /> Neither the applicants nor the building contractor anticipate any exterior storage. <br /> Applicants propose a fa�ade sign that would not exceed io%, as allowed in <br /> Section 1�-�.1 (5A-3). Applicants also propose a 64 square foot freestanding sign <br /> as allowed in Section i�-�.1 (5A-4c), plus the additional8 square feet allowed for <br /> each business after the first. However, the building contractor does not plan to <br /> use that 8 square feet and applicants propose to use the additional 8 square feet <br /> for the drive-thru menu board.
