7. The properties will be served by a clustered sewage treatment system. The --� <br />treatment site is shown on the survey. The existing drainfield at the <br />northeastern corner of the property will be maintained. <br />8. The lot lines are at standard angles and contain no unwarranted jogs or <br />bends. <br />9. There are no significant historical sites indicated on the survey or known to <br />be on site. <br />io. There is no indication that this development, with vigorous conditions <br />instituted as part of the PUD process, will harm the health, safety, or welfare <br />of the community. <br />ii. Access to the property is off of adjacent public roadway. <br />12. The internal streets are privately owned and maintained. <br />13. No easements for utilities are required. <br />14. Stormwater retention ponds are indicated on the survey. A complete <br />stormwater management plan is to be reviewed as part of the Planned Unit <br />Development process. <br />15. An erosion control plan is to be reviewed as part of the Planned Unit <br />Development process. <br />16. The proposal includes no increase in City road maintenance costs, yet will <br />increase city tax revenue. A cost - benefit analysis indicates no long -term cost <br />for the Pequot Lakes taxpayer from this development. In fact, this <br />development will produce more taxes than the existing development. <br />17. A park dedication fee was paid during the initial platting. The City of Pequot <br />Lakes will not require additional park dedication fee for the replatting of this <br />property as there will be no increase in park demand due to this replatting. <br />—1 <br />Conditions of Approval <br />1. Prior to accepting Final Plat Application the items designated to be completed <br />in the Conditional Use Permit shall be completed. <br />Conditions of Conditional Use Permit Approval <br />1. All previous Conditional Use Permits on this property are superseded by this <br />permit. All previous CUP's are null and void. <br />2. Prior to submission of a final plat application, the following shall occur: <br />a. The applicant shall submit a stormwater management /erosion control <br />plan that handles the loo -year, 24 -hour storm event in perpetuity. <br />b. The stormwater management /erosion control plan shall be reviewed by <br />the Planning Commission. The plan will be revised as directed by the <br />Planning Commission. <br />c. Following review and revision as directed by the Planning Commission, <br />the stormwater management /erosion control plan shall be accepted by <br />the Planning Commission and then become a controlling document for <br />the development. <br />3. A site inspection by the City Staff of all erosion control devices shall occur <br />prior to any construction on the site. The City shall be given seven days <br />notice of when the inspection is requested. <br />4. Prior to submission of a final plat application, the following shall occur: <br />a. The applicant shall submit updated rental contract and association .� <br />contracts to the City Attorney for review and approval.
