��o�r ��i�� �i��.� Oi.n Busnv�ss—2oi8 CrrY Woxx P�v Agenda Item: �(b) Background Information: The City Council directed the Planning Commission to complete 6 projects in addition to the Comprehensive Plan. Last month the following were discussed: Transportation— Consider how the realignment of Highway 37i affects current and future land use along the new highway corridor, former Highway 37i (Patriot Avenue) and the Grow Zone. Identify potential development opportunities in these areas. South Patriot Avenue: • There could be continued commercial development along the south end of Patriot Avenue. These parcels are currently zoned Commercial. • When the Business Park is extended to the south, the area along Patriot Avenue will be targeted for additional commercial development due to its proximity to the Business Park. In addition, its pro�rimity to the wastewater ponds will make it more conducive for development. North Patriot Avenue: • Traffic flow is limited due to the realignment. The Planning Commission does not envision commercial development along this corridor. Grow Zone• • The Grow Zone could be extended along Main Street only to the east, maintaining a buffer area to adjacent neighborhoods. Housing— �. Develop a plan for rehabilitation of e�risting homes. (This item will be moved to the 20�9 Project Priorities. The City Administrator will be meeting with the Brainerd and Pequot Lakes HRA's in May, 2oi9. We will need to designate a specific neighborhood. This can be commercial or residential owner occupied properties. There are grant montes auailable. Proposed timeline: • Nouember,2019—Pre-application • February,2020 —Full application • July,2020 —funding. 2. Develop a target list of redevelopment properties.
