EXISTING CONDITIONS <br />Information on existing conditions for the Wildlife Trail study area was obtained for this report <br />from several sources including plat drawings, site visits, and Crow Wing County's online GIS <br />database. A topographic survey of the area has been recommended to the City of Pequot <br />Lakes as necessary for design of the improvements, but has not been performed at the time of <br />this report. <br />Exhibit B provides an aerial view of existing conditions (circa 2007) within the Wildlife Trail study <br />area. <br />Wildlife Trail was platted as part of the Sibley Wildlife Estates Addition to Pequot Lakes Estates, <br />which was filed in October of 1979. As indicated on Exhibit B, there are five lots along North <br />Sluetter Road. Only one of those lots directly abuts Wildlife Trail, and it is the "side lot line ". <br />Seven lots (on the east side) and one Outlot (on the west side) abut Wildlife Trail before the <br />loop; with the farthest north of these seven lots also abutting the loop. According to Crow Wing <br />County GIS webpage information, the Outlot is owned jointly by the five previously lots along <br />North Sluetter Road. There are three residences along this stretch of Wildlife Trail, all with <br />gravel driveways out to the road. Adjacent to the loop, there are seven lots. Five out of these <br />seven "loop" lots have residences; fout with bituminous driveways and one with a gravel <br />driveway intersecting the road. It should also be noted that there is a parcel outside of this plat <br />(in the southeast corner of North Sluetter Road and Wildlife Trail) that abuts Wildlife Trail. <br />The Wildlife Trail roadway extends east and north from North Sleutter Road for roughly 2,200 <br />feet (0.42 miles), with a loop at its northeast end about 1,265 feet (0.24 miles) in length for a <br />total length of about 3,465 feet (0.66 miles). Platted Right -of -Way consists of a 66 -foot width for <br />the entire length of the roadway. As there was no survey involved in this study phase, we were <br />not able to verify exactly where the existing road was within the RM. However, from field and <br />aerial photo observation, it does appear the existing roadway is close to the center of the platted <br />RAN. <br />The present privately -owned roadway is aggregate surfaced. The segment from North Sluetter <br />Road to the loop varies in width from about 16 feet to about 20 feet in width (depending on <br />Pequot Lakes — Wildlife Trail Improvements Study <br />WSN No. 0130130044.000 Page 3 <br />
